1. LEGAL AGREEMENT

These Terms and Conditions (“Terms”) constitute a legally binding agreement between you (“User,” “Applicant,” “Borrower,” or “you”) and PML Investment Network LLC (“PML,” “Company,” “we,” “us,” or “our”).

By accessing this website, submitting any form, application, inquiry, or otherwise engaging with PML, you acknowledge that you have read, understood, and agree to be bound by these Terms.

If you do not agree, you must discontinue use immediately.


2. NATURE OF SERVICES

PML Investment Network LLC is a private real estate investment lending network that facilitates and structures asset-based financing for non-owner-occupied investment properties.

PML:

Is not a bank.

Is not a depository institution.

Is not a consumer mortgage lender.

Does not provide consumer-purpose loans.

Does not provide owner-occupied primary residence financing.

All financing is strictly for business-purpose, investment-related transactions.


3. BUSINESS-PURPOSE LOANS ONLY

All loans facilitated by PML are intended solely for:

Business purposes

Investment properties

Non-owner-occupied real estate

By submitting an application, you represent and warrant that:

The property is not your primary residence.

The loan is for business or investment purposes only.

You are not seeking consumer credit.

Any misrepresentation may result in immediate denial or termination.


4. NO OFFER OR COMMITMENT TO LEND

Nothing on this website constitutes:

A loan approval

A loan commitment

A binding term sheet

An offer to lend

A guarantee of funding

A guarantee of rates or terms

All financing is subject to:

Underwriting review

Property valuation

Credit review

Liquidity verification

Background review

Partner approval

Final documentation

PML reserves sole discretion in approving, modifying, or declining any request.


5. RESTRICTED STATES

PML does not currently lend in the following states:

Oregon (OR)

Utah (UT)

Vermont (VT)

North Dakota (ND)

South Dakota (SD)

Nevada (NV)

Arizona (AZ)

These restrictions may change at any time without notice.

Submitting an application from a restricted state does not obligate PML to provide services.


6. INELIGIBLE PROPERTY TYPES

PML does not fund:

Owner-occupied primary residences

Consumer-purpose transactions

5+ unit multifamily (unless approved by partner guidelines)

Large commercial-only properties

Agricultural/farm properties

Rural or remote properties

Mixed-use properties (unless approved)

Co-ops or TIC interests

Short-term rental-only properties (where prohibited)

Exotic or non-standard construction types

Eligibility is determined solely by underwriting guidelines and partner criteria.


7. NO FINANCIAL, LEGAL, OR TAX ADVICE

All information provided by PML — including strategy sessions, consultations, marketing materials, website content, and communications — is for informational purposes only.

PML does not provide:

Legal advice

Financial advice

Investment advice

Tax advice

Accounting advice

You are solely responsible for consulting licensed professionals before making any investment or financing decision.


8. NO GUARANTEE OF RESULTS

Real estate investing involves substantial risk.

PML makes no representations or warranties regarding:

Investment performance

Profitability

Market appreciation

Loan approval

Interest rates

Project success

Exit strategy viability

Past results do not guarantee future outcomes.


9. THIRD-PARTY LENDING PARTNERS

PML may work with:

Institutional capital providers

Private lending partners

Brokers

Underwriting firms

Wholesalers

Builders

Service providers

PML does not control and is not responsible for:

Independent actions of third parties

Loan terms set by partners

Performance of affiliated vendors

Construction timelines

Investment outcomes

Any agreements entered into with third parties are separate and governed by independent contracts.


10. USER REPRESENTATIONS

By submitting any information, you represent and warrant that:

All information provided is accurate and complete.

You are authorized to submit the information.

You are not submitting false or misleading information.

The transaction is for business or investment purposes.

You understand no loan approval is guaranteed.

False statements may result in denial, termination, or legal action.


11. COMMUNICATION CONSENT

By submitting any form or application, you expressly consent to receive communications from PML via:

Email

Phone calls

SMS/Text messages

Automated dialing systems (where permitted by law)

Message and data rates may apply.

You may opt out at any time by replying STOP (for SMS) or by written request.


12. INTELLECTUAL PROPERTY

All website content, trademarks, logos, branding, graphics, and written materials are the exclusive property of PML Investment Network LLC.

Unauthorized use, reproduction, or distribution is strictly prohibited.


13. LIMITATION OF LIABILITY

To the fullest extent permitted by law, PML Investment Network LLC shall not be liable for:
